Membership, Fees, & Finances

The By-Laws of the LSCA, Inc. requires that a "Membership Fee" of $1,500 (lakefront) or $750 (non-lakefront) be collected for each property owner in the subdivision that applies for membership. Once that fee has been paid, the owner is eligible to apply for membership by paying yearly dues to be a Member in good standing. To date (January 2020) 154 of the 167 homes in Lake Somerset have satisfied that "Membership Fee," while only 13 homes/owners have not.

Yearly dues are due on or before March 1st of each year and continue through the last day of February of the following year.

We administer a sizable budget, but over 80% of that is committed to yearly maintenance activities (pool, lawn, utilities, etc.) If you wish to inspect any monthly Treasurer's Report, Annual Budget, or Annual Meeting Minutes, the Board officers will provide this upon a Member's individual request. Our By-Laws further state that we can only expend amounts that we have funds for (meaning the LSCA, Inc. CANNOT go into debt for any purpose).

Dues Structure

The new financial year is about to begin for 2023. Dues paid by March 1st 2023 are $350.00 for "Maintenance Only." This entitles the owner a voice, and one vote at a meeting (per property owned).

For those wishing to use the "Amenities" (Pool, Clubhouse, Lake, Tennis, etc.), the fee is +$200.00 in addition to the "Maintenance" fee.

Note: ALL residents on the Lake are required to be full (Maintenance + Amenity) members if they have structures (seawall, dock, etc.) touching or extending onto the Lake (which is LSCA, Inc property) or use the Lake (boat, fish, swim, etc.) other than view it.


The "Boat Rack" Fee (only if space is available) is $50 from the time of placing the boat until February 28/29 of the subsequent calendar year.

Note: Dues or annual Boat Rack fees paid after March 1st are subject to penalties. See your respective form for more information here.


Once the required fees are paid, a Member may receive a "key" to the gates surrounding the Amenities. This key is available from the LSCA treasurer and also at the annual MARCH KEY DAY at the Clubhouse!

You may pay by cash, check, or now credit card! However, if paying by credit card, there is a $20 extra cost for this convenience/service. Please contact our Treasurer, or see the membership form for details.

LSCA, Inc. Tax Reporting 

The annual requirements for reporting Income to the IRS (and the State Of GA) are done for you by your Board. The figures are compiled and sent yearly to the IRS & the Georgia DOR. (IRS EIN: 58-13xxxxx) Since we are a 501(c)(4) Corporation, we must file only to retain our status, but as a Non (or Not for) Profit Corporation, do not pay any tax.

The LSCA, Inc. has property holdings of 7 parcels within Cobb County in our subdivision. This includes the Lake (or mud under the water), the Dam, the Pool, the Clubhouse, and several out-lots. They are identified on Cobb tax records under “LAKE SOMERSET CIVIC ASSOC INC”. [Sic.]

LSCA, Inc. Corporation Filing

The annual requirements for filing a Corporation renewal to the Georgia Secretary of State the State is done for you by your Board. The small fee is sent yearly. (Entity Control Number: H808xxx) We are registered with Georgia as a Non-Profit Corporation; we must file to retain our "Inc." status (that was first obtained on 16 August, 1978) and be able to conduct business within Georgia.
