Information for Newcomers

We welcome you to the Lake Somerset subdivision, whether an owner or renter! We hope the following will prove useful to you as you get settled and adjust to the neighborhood.

Our lake-neighborhood is one of the best-kept secrets in West Cobb, and since you have decided to live here, we hope that you will wish to keep your subdivision a great place to live!

Briefly, there are 168 properties in the subdivision (but not all have homes). Homes were originally built on land developed around the former "Corn" property and lake. This happened in the late 1970s. The Corn's built and used the lake as a fishing spot in rural Cobb County. Since then, many more subdivisions have been built, businesses came, the roads widened, and many, many traffic lights installed! We now are more like a city, as the population and Cobb government expanded.

There are two things to consider in the neighborhood: There is the Lake Somerset subdivision, an R-20 zoned community, and the Lake Somerset Civic Association, Inc. owners of the common properties (and amenities) chartered with the administration and operation of the amenities. All residents are part of the subdivision, but only those wishing to are Members of the LSCA, Inc. We hope that you too will become LSCA, Inc. Members and enjoy the use of the amenities! (Please note that a key is required to access the gates surrounding the Amenities (lake/pool, tennis, clubhouse... These keys are issued only to PAID members each March.)

The subdivision is governed by Covenants and County regulations, called Codes, which should be adhered to. The Lake Somerset Protective Covenants are on file with Superior Court and should have been given to you as part of your real estate closing, or as part of your rental agreement with your property owner. Were these not provided to you, please contact you Closing Attorney; or you can find them elsewhere on this website. There is also a link to the Cobb County Property Codes that apply to our R-20 zoned subdivision elsewhere on this website. Although we are in the "county" we must adhere to many building codes and laws.

The LSCA, Inc. as a Georgia Corporation has its own set of documents, which guide its Members. These documents are on file with the State and Cobb Superior Court; the By-Laws should have been given to you as part of your real estate closing, or as part of your rental agreement with your property owner. You can find them elsewhere on this website. For those residents wishing to participate in the LSCA and use the amenities (pool, clubhouse, lake, etc.) be aware that there is an Initiation Fee, plus annual membership dues to pay, and rules that must be followed. The one-time Initiation Fee is based on the residence/lot, and should either have been transferred to you at your property closing, or your attorney should have informed you otherwise. While it is not required that you join the association, we do hope that you choose to! Membership forms and fees are found elsewhere on this website.

We do have a "Welcome Committee" in the neighborhood. Hopefully, someone has contacted or visited with you already! In addition, we do have a neighborhood phone book (although it is slightly outdated and a new one should be out in the near future), but it still contains much useful information. There is a great email chain used to inform residents of neighborhood and LSCA happenings. To participate, please send a note to [email protected]  and provide your email to receive notices. 

The Cobb Police have recently announced a free emergency alert system that can notify you on your phone or via mobile app. Please visit the "West Cobb Emergency Services" page on this website for details. 

Lastly, the LSCA is a VOLUNTEER association. We again hope that you decide to become a Member, participate, and get involved in the betterment of our community. We encourage to browse through this website and become familiar with your new neighborhood!
