LSCA, Inc. Corporation Charter
This document defines the LSCA, Inc. as a Corporation in the State of Georgia. We were registered when our Articles of Incorporation were approved by the Georgia Secretary of State in August of 1978. The document below established the LSCA as a Corporate entity. Our ID Control Number is ECN H808xxx.
(Subdivision) Protective Covenants
When the Lake Somerset subdivision was created, Protective covenants were placed upon "certain" lost in our subdivision. The subdivision was begun in 1976 and was developed in four (4) Phases. Phases 2, 3 and 4 were bound to the Covenants. (You can establish if you are in Phase 1 generally, if you have telephone pole utilities, or live on one of the streets near to the Amenities (pool, Clubhouse). Lots in Phase 1 developed after May 1977 are likewise subject to the Covenants. An interpretation has also been made that any property resold since May 1977 is subject to the Covenants since they were in effect at the time of the new owner's purchase. The registered document "LSCA Declaration of Protective Covenants" defines those property owner land restrictions. It was filed with the Superior Court on May 19, 1977. (LSCA, Inc.) September 2017 By-Laws
The LSCA, Inc. Association By-Laws define the organizational structure of our neighborhood organization, its membership, and the operation of the LSCA, Inc. It was filed with the clerk of the Superior Court on June 18, 2014. (Ref: Book/page: 15164 pages 1788 to 1797.) Further, these By-Laws were amended on September 16, 2017, and took effect September 2017. These By-Laws redefine the Board structure from an "Organizational" one to a "Functional" one. No longer do we have specific officers, instead each of the seven Directors has duties divided among them. From this, Committees are enlisted to handle specific areas/tasks thus removing some larger/project efforts from the Board.
